Commercial Floor Cleaning Services in Pittsburgh
Commercial floors in Pittsburgh take a beating that floors in milder cities never see. From November through March, road salt and calcium chloride ride in on every boot and every pallet jack. Salt is abrasive and it holds moisture: it grinds finish off VCT, leaves a white haze that mopping alone will not lift, and keeps damp trapped against tile and grout long after the entry looks dry. Add river-valley humidity in summer and freeze-thaw cycling at loading docks, and a floor finish that should last twelve months starts failing in five.
Sky Clean Service provides stripping, waxing, burnishing, machine scrubbing, tile and grout restoration and concrete care for offices, warehouses, schools, clinics, restaurants and retail across Allegheny and Washington counties. We schedule after hours, so your floors are dry and your doors open before your first shift.

Floor Care Built for Pittsburgh Buildings
We build floor programs around the Pittsburgh calendar instead of a one-size schedule. Heavy scrub-and-recoat work lands in early spring to pull the winter salt load out of the finish. Burnishing runs weekly or monthly through the salt season so traffic lanes never dull. Full strip-and-wax is scheduled during summer shutdowns, holiday breaks or your slowest week — not whenever a crew happens to be free.
We work across the city and its suburbs: Downtown and Strip District office and loft space, the Parkway West and Findlay Township warehouse corridor, Oakland’s medical and university buildings, and retail and professional offices throughout the South Hills, Canonsburg, Washington County and the North Hills.
Our Commercial Floor Cleaning Services
Strip & Wax (VCT, LVT, Vinyl)
Full removal of old finish down to bare tile, neutralize, then three to five coats of commercial-grade floor finish. The reset that brings a tired floor back to day-one gloss.
Deep Scrub & Recoat
We machine-scrub the worn top layers of finish, leave the sound base coats intact, and apply two fresh coats. Roughly half the cost and half the downtime of a full strip, and it extends the life of the finish you already paid for.
High-Speed Burnishing
High-speed passes that reflow the finish to a wet-look shine. Scheduled weekly, monthly or quarterly depending on traffic.
Auto-Scrubbing & Deep Cleaning
Walk-behind and ride-on scrubbers for warehouse, plant and big-box floors. Rotating pads plus vacuum recovery lift embedded soil, tire marks and oil film in a single pass.
Tile & Grout Cleaning and Sealing
High-pressure hot-water extraction pulls soil out of porous grout lines, followed by a penetrating sealer so restrooms, kitchens and lobbies stay clean between services.
Concrete Scrubbing, Sealing & Polishing
Degreasing and machine scrubbing for warehouse and shop floors, plus sealing and mechanical polishing for showrooms and retail. No coating to peel, and a maintenance plan that keeps the sheen.
Commercial Carpet Cleaning
Hot-water extraction, encapsulation and low-moisture cleaning, plus spot treatment and traffic-lane restoration for offices and hallways. See our carpet cleaning service for details.
Post-Construction & Move-In Floor Prep
Grout haze, adhesive, joint compound, paint overspray and protective-film residue removed, then the first finish or seal applied before turnover. Pairs with our post-construction cleaning.
Not sure which service your floor needs? Send us a photo. We will tell you honestly whether a scrub and recoat will do the job or the floor really needs a full strip — the two differ by about half in price.

How Our Floor Cleaning Process Works
- Walkthrough and floor assessment. We visit your building, identify every surface, measure square footage, check finish condition and note the problem zones: entryways, docks, restrooms, break rooms. Free, and usually about 30 minutes.
- Written scope and fixed price. You get a line-item proposal: which service on which floor, how many coats, how long it takes and what it costs. Priced per square foot or per visit, whichever you prefer. No hourly surprises.
- Scheduling around your operations. Nights, weekends, holidays and shutdown weeks. We confirm access, alarm codes, elevator use and dumpster location before the first visit, not on the night of.
- The work, with your floor protected. Furniture moved and replaced, edges and corners hand-detailed, wet-floor signage throughout, and everything dry and walkable before your building opens.
- Walkthrough sign-off and next date. A supervisor inspects with before-and-after photos. If an area does not pass, we come back and correct it at no charge. Your next service date is booked before we leave.

What Commercial Floor Cleaning Costs
Every floor is priced after a walkthrough, because square footage, floor condition, layout, how much furniture has to move and how many coats the finish needs all change the number. The ranges below reflect typical market rates so you can budget before we visit.
| Service | Typical range | Notes |
|---|---|---|
| Strip & wax (VCT / vinyl) | $0.50 – $3.00 / sq ft | Most jobs land near $1.70–$2.15. Heavy wax build-up sits at the high end. |
| Deep scrub & recoat | About half the strip-and-wax price | The economical option whenever base coats are still sound. |
| High-speed burnishing | Priced per visit | Lowest cost per square foot when bundled into a recurring plan. |
| Tile & grout cleaning | $0.50 – $2.00 / sq ft | $1.50–$2.50 when cleaning and sealing are bundled. |
| Commercial carpet cleaning | $0.15 – $0.35 / sq ft | Encapsulation costs less than full hot-water extraction. |
| Concrete polishing | $3.00 – $12.00 / sq ft | Basic matte at the low end, high-gloss decorative at the top. |
Recurring plans are priced per visit and cost less per square foot than one-off calls, because a maintained floor never reaches the condition that requires a full strip. See our full cleaning price list for other services.
Why Pittsburgh Businesses Choose Sky Clean Service
- Locally owned, not a franchise. We are based in Canonsburg and you deal with the owner directly, not a national call center routing your job to whichever contractor is free.
- The same crew every visit. Your team learns your building — where the drains are, which doors stick, which tenant works late — instead of relearning it every month.
- Written scope, fixed price. Square footage, coat count and hours are on the proposal before we start. No change orders mid-job.
- We work when you do not. Nights, weekends, holidays and shutdown weeks are our normal schedule, not a surcharge.
- Licensed and fully insured. Certificates of insurance sent directly to your property manager on request.
- Redo guarantee. If any area does not pass your walkthrough, we return and correct it at no charge.
Equipment and Chemistry
Walk-behind and ride-on auto-scrubbers for large concrete. High-speed burnishers for finished tile. Hot-water extraction for carpet, tile and grout. We finish with commercial-grade, high-solids floor finish rated for heavy traffic, and low-odor stripper as standard in occupied buildings, so your staff does not walk into fumes on Monday morning. Safety Data Sheets for every product used in your facility are available on request.
Before and After
Caption pattern to follow: facility type, location, square footage, what was done and in what window. Example: “Warehouse, Findlay Township — 42,000 sq ft of sealed concrete, machine-scrubbed and re-sealed over one weekend shutdown.”

Commercial Floor Cleaning — Frequently Asked Questions
How often should commercial floors be stripped and waxed?
Most Pittsburgh offices need a full strip and wax once a year. High-traffic retail, schools and medical buildings often need it every five to six months, and very heavy-traffic lobbies sometimes every two to three months. Between strips, a scrub and recoat plus regular burnishing extends the finish and lowers your total cost.
What is the difference between strip and wax and scrub and recoat?
Stripping removes every layer of old finish down to bare tile and rebuilds it from scratch. A scrub and recoat removes only the worn top layers and adds two fresh coats. Recoating costs roughly half as much, takes half the time, and works well as long as the base coats are still sound. We tell you which one your floor actually needs.
How much does commercial floor cleaning cost in Pittsburgh?
Strip and wax generally runs about $0.50 to $3.00 per square foot depending on size, floor condition, layout, furniture and coat count. Tile and grout cleaning runs about $0.50 to $2.00 per square foot, and commercial carpet cleaning about $0.15 to $0.35 per square foot. Scrub and recoat, burnishing and recurring plans cost considerably less per square foot than one-off work. We give a fixed written price after a free walkthrough.
Do you work after hours, on weekends or overnight?
Yes. Most of our floor work happens between 6 p.m. and 6 a.m., on weekends, or during holiday and summer shutdowns. There is no after-hours surcharge; it is simply how we schedule floor care.
How long does the floor need to stay closed?
Floor finish is dry enough to walk on in about 30 to 60 minutes per coat and fully cured in 24 to 48 hours. On a typical overnight strip and wax, your floor is walkable before you open. We ask that heavy carts and furniture wait until the following day.
Do you move furniture?
Yes. Desks, chairs, racks and light fixtures are moved and put back as part of the scope. Anything that needs disconnection, such as servers, medical equipment or heavy machinery, we plan with you in advance.
Can you clean our floors without closing the business?
Often, yes. We can section the floor and work zone by zone, or use low-odor and low-moisture methods during business hours. For a full strip and wax we still recommend after-hours work: it is faster, safer and produces a better finish.
Are your products safe for schools, clinics and food-service areas?
We use low-odor strippers in occupied buildings, non-slip finishes in patient and public areas, and disinfectants appropriate to the setting. Safety Data Sheets for every product used in your facility are available on request.
Do you require a contract, or can we book a one-time service?
Both. One-time deep cleans, post-construction cleanups and single strip-and-wax jobs are welcome with no contract. Recurring plans simply cost less per visit and keep your floor from ever reaching the point of needing a full strip.
Are you licensed and insured?
Yes. Sky Clean Service LLC is licensed and fully insured. We send certificates of insurance directly to your property manager or corporate office before the first visit.
